What Every New Real Estate Agent Needs to Know About Online Marketing (from someone who learned the hard way)

When I first got my license, I had zero clue how much of this job would involve social media, content creation, and figuring out what to post every day. I thought I’d be spending all my time showing homes, writing offers, and negotiating deals—not googling “how to make a Reel” or spending 30 minutes trying to pick a caption font in Canva.
But let me tell you something I wish someone had told me earlier:
If you're a new agent, online marketing is one of your most powerful tools. Not just to look busy—but to actually build relationships, attract dream clients, and show people who you are.
So if you're in that weird space of “I want to market myself but I don’t even know where to start,” this is for you.
1. People Work With You—So Let Them See You
The prettiest listing photo in the world won’t matter if people don’t feel like they know, like, and trust you. That’s why your brand (AKA your vibe online) is everything. Your content doesn’t have to be perfect—it just has to feel real. I started showing little glimpses of my day, my family, my coffee addiction 😂—and that’s what people responded to most.
Tip: Pick 3-5 things you want to be known for and rotate your content around those. (Mine? Real estate tips, being a mom, behind-the-scenes of this wild career, client wins, and real talk about the market.)
2. Done Is Better Than Perfect
You do not need to be a designer or have a fancy camera. Trust me, I’ve posted graphics I made on my phone in the school pickup line—and those posts still brought in leads. What matters is showing up consistently and building trust. That’s how you go from “just another agent” to “the one I keep seeing and really like.”
3. You Need to Be on Video (I Know, I Know)
I fought this at first. I was nervous, I didn’t like how I sounded, and I felt awkward. But once I finally started doing Reels, I realized: this is the fastest way to connect with people.
Talk to the camera like you would a friend. Answer questions buyers and sellers ask you. Share things you wish more people understood. It doesn’t have to be polished—it just has to be helpful.
4. You Don’t Have to Do It All Yourself

If you’re new and trying to find your rhythm—be kind to yourself. You’re building a business and a brand. That’s a lot. But with the right tools, support, and mindset, I promise it gets easier.
Start with what feels doable, stay consistent, and don’t be afraid to show people the real you.
